Apartment shopping help!

So new Desktop is up and running and is beautiful. Specs and pictures later. Right now more important business.
ANYONE WHO HAS EVER RENTED BEFORE! I need advice. I am looking to move off campus, and have a possible place. Here's the details:
$800/mo with Utilities included (Heating, electric, cable, internet, mowed lawn, plowed driveway)
$400 deposit
Two bedroom available
~10 min from campus
Furnished
Going to look at the apartment sunday and see how it is. Only a two and three bedroom is available, but I need advice! My mother is useless and gives me no advice when I ask, so I am asking here. I want to maybe persuade the guy to go for less per month and convert a two bedroom into a single somehow, but no next to noting about negotiating. Any advice and or other things you can think of tell tell me would be helpful, PLEASE!

Honestly the price with all of that included is REALLY freaking good.
If cost is an issue, then perhaps a roommate you could think about having. OR ask him if he has a one bedroom to rent.
But remember this, finding a place with all util. included like that is very rare. as util. tend to REALLY eat up your money.

When it comes to renting a place, cash talks, bullshit walks. Being that you're near a college...if you don't rent it, mostly likely, there are plenty of other people who will. At the same time, keep on searching, a better deal for a comparable place may come up.
The best advice I can give regarding renting, is find a place that's the price you want and has the amenities you want, period. It's not pleasant living in a place you don't like much and paying more than you can really afford to do it.
Might want to consider a roommate situation with a fellow student if possible to cut down on costs if that's a huge concern.
To be honest, I doubt the guy is going to convert a two bedroom into a single for a renter. In the market, the more bedrooms a place has, the more desirable the place is. If cost is the issue, then finding a roommate is your best bet. Neither me nor my roommate could afford a place on our own, but together we can. Roommates don't have to be someone you like, just someone you get along with.
