I found a house! I'm so excited! Its a beautiful 3 bedroom 2 full bath house with a split bedroom floorplan. It's open and light and I have a HUUUUUUGE beautifully fenced yard for my dog. It even has a nice little dog run with a house. Granted I will need to replace the house, it looks a bit ragged. But overall after having the place inspected the only thing I can really see any fault with is the furnace which needs a good cleaning and service tune up. However that will be the seller's priority (I would at least hope so anyway) and other than that the only thing I'm stuck on right now is making sure I have enough funds to cover the closing costs.
In most cases I would actually be covering the downpayment, but because the loan I got fully finances the entirety of that, I agreed to make an offer on the house where I would pay the closing costs, it turned out to be a great deal. I stayed under my 100k budget and if I pull it off I'll have exactly what I was looking for.
However, my closing costs equated out to 2800, which is amazingly cheap and for the most part not difficult to pull together, however due to the bills I currently pay in a month (mostly school loans and a car payment haha) it's extremely hard for me to pull that much together so quickly.
I am asking if anyone would be willing to help out! I do offer full blown commissions here - http://www.furaffinity.net/journal/3129318/
But just for this case I am also offering $5 sketch commissions! Sketch commissions will be full bodied and can include a background if you wish! Sketch commissions will look like this! -
