After lots of back and forth we seem to have a deal. The seller got her own pest report inspection and quote for repairs which was significantly cheaper than the ones my guy came up with. Her guy missed damage on the roof that my guy caught, otherwise they both agreed on the termite and mold damage areas. Those will be fixed before close of escrow, so if there's more damage there than they thought, she'll be on the hook for that. I'm not sure where this puts my move in date at, but I should be in there before the end of the month at least.
In other news. No next con for me, instead it's actual vacation time. Planning to head to Hawaii again to make up my half of the agreed trip with
Diadexxus from last year since. Since she treated on that trip, it's my turn on this one. Going to see the big island and the volcano and all that schtuffs! Should be a blast!

Also, don't try to walk on the lava, you know how it messes up people's fur. Nothing worse than a bad fur day.
Second, if you're interested in astronomy, visit the Keck observatory's visitor's center in Waimea. You can't get a tour or the actual observatory, unfortunately. BUT! If you can manage to rent or otherwise get hold of a 4WD you can drive up the slopes of Mauna Kea yourself for the view (with or without a personal telescope).
