I gathered the strength to talk with our tenant and push some of the irrational assumptions out of her head. She has a definite plan to move out and as long as it's by March it'll be ok (unless my mom loses utilities before then, forcing my bro to move sooner). I'm calm and comfortable again. Thanks to everyone who had a kind word; I learned a lot going through this.
