What is happening with the HOA and the sale of my Condo
Posted 8 years agoHere is a full recap as to what is going on regarding the HOA drama and the sale of my condo.
Back around 2013 I reported to the HOA that there is a problem with the foundation. Eventually around 2014 they actually decided to do something about it after many other homeowners here in this condo complex also reported issues. They sent out an engineer to take some measurements of the foundation issues including my unit and made a list of units that needed work. Then they issued a special assessment for everyone on that list to repair the foundation. During that time only one building was fixed.
Later on after asking them when foundation repairs will be made on my building they first told me that all further repairs were put on hold and then said nothing while collecting more money. After repeatedly ignoring such requests the property manager then decided to have someone come by and check my building regarding foundation issues. It took several months to get her to even do that. Then she claims that there are no problems at all even though they never checked my unit.
She also decided to withhold documents from us regarding who previously did the work on the foundation. She also claimed that she didn't know who did the previous work either. Those were all lies. Eventually we found out that Anchor Foundation did the work. I did try to list the unit for sale stating that there may be foundation issues. She actually told me and my realtor that the listing is incorrect and insisted that there are no foundation issues. She wanted me to fraudulently list my condo on the market.
After getting tired of just getting bs from the property manager I got 2 estimates for foundation repair myself. Sent a copy of the written estimates to her and she stopped replying to me comploetely for a couple weeks. She really did not like being called out on her lies. Also threats of a lawsuit finally got her to actually acknowledge that there is a problem with the foundation but wanted to continue playing games by trying to delay the repair process as much as possible.
Around this time I found out from one of my neighbors that some of the support beams fell in the roof and others were in the process of falling. The roof was pretty close to collapsing. The property manager and the HOA board would say that this issue is being looked at and is their highest priority. They kept wanting to delay the process. All 4 homeowners in this building got together and are now working together to fight the HOA. They are starting to get scared of us now. My neighbor decided to also call the City of Richardson. The Code Enforcement department sent an inspector to inspect the attic. They then sent a letter to the HOA demanding that they fix the fallen beams in the attic. The HOA decided to make more excuses to the City of Richardson to not do the work. During this time the City Manager's office got involved and called the property manager directly. They basically told her to fix the fallen beams now or else the City of Richardson will take immediate action against her and the HOA. She then sends out an email stating that she will have someone come by tomorrow to apply a temporary fix to the support beams in the attic. Also the email stated that next week they will tell us how they plan to proceed with all of the repairs for the building. The person handling our case at the City Manager's office said that they will sue the HOA for us if they try to play games and delay the repair process.
If the case does end up going to court the HOA will have to explain why they are taking so long to fix the structural issues and why they kept refusing to make the needed repairs to a judge who does not like playing such games.
I am planning on selling my condo rather quickly. Hopefully the needed repairs are made soon. If not I was planning on lowering the price and on the listing to try attracting investors to buy the place and deal with the HOA. Suit rebuild project
Posted 9 years agoI have decided to start working on the rebuilding of all of my suits. I am going to first start with rebuilding Fox Killer. Right now I am going to start with working on the electronics for my suit. Once the house sells then I will start working on the rest of it. I plan on having animated eyes and some animatronics. If you want to follow along with the progress of the rebuild I will be posting those on my old livejournal account (http://draggo.livejournal.com) and I will make them public so you just need to watch the page for updates. Rather not flood FA with updates and I can add pictures to posts there as well. Once the new suit is complete the old one will be made available to whoever wants to give him a new home and is willing to fix it up. One other requirement is that I will require the old suit be given a different identity.
I also have what is left of my old Blue Dragon and a Wolf that will also be given away when their replacements are completed.
Usually when I retire an old suit after a rebuild I usually will give away the old one to someone else who would be willing to fix it up and give it new life rather then put it in the dumpster. It won't be the first time I have done it and my old blue dragon suit is still seen at cons to this day.
I also have what is left of my old Blue Dragon and a Wolf that will also be given away when their replacements are completed.

Update on sale of house
Posted 9 years agoI had my condo listed on the market and buyers didn't want to make an offer because of some foundation issues. The HOA claims that there are no foundation issues because the other 3 units tested without any problems. I just had 2 foundation companies come by and tel me that yes there is a foundation probmen and have given me written quotes to fix it. The HOA manager is going to be pissed off when she finds out that yes there is a problem. Other condo owners here have had to pay for the foundation work themselves on this building then go after the HOA for reimbursement. It looks like I may have to do the same as well. As soon as this is done I can get it back on the market and get it sold quickly.
The HOA decided to talk about more special assessments. They notified everyone about the meeting a few days before the actual meeting. One of the new residents here decided to print flyers telling everyone to come to the meeting if they don't want to pay for a $12,000 special assessment. The response to that was very negative and the HOA has not mentioned anything else about it since then.
Once I sell the place I will then start work on rebuilding Fox Killer.

Listing house on market soon and another update
Posted 9 years agoI am going to be listing my house on the market soon. Houses in my area also sell very quickly when listed so my place should sell very quickly. Once it is sold then I have to wait for the sale to close. That can take about 30 days unless I have a cash buyer. With a cash buyer it will be a few days. Once I get the funds from the sale I am going to rebuild my suits. I may also throw something else in the pool of free stuff but that will be a surprise.
The crazy neighbor is still complaining about everything. She exploded because one day we were cleaning the patio and spraying down the concrete with a hose. She starts yelling about water pouring past the fence and onto her patio. It didn't get anything wet and did not go into her house. Just got the concrete slab wet near the fence. She also tries to spray the dogs with her garden hose when they go outside to use the backyard. Apparently she is still claiming that there is mold even though the HOA sent a mold inspector. The HOA president also told me that if the mold inspector doesn't find any mold then they are going to bill her for the inspection. They billed her for wasting the mold inspector's time. She seems to enjoy threatening to sue others but doesn't realize that she literally has no case for any lawsuit.

Fox Killer suit rebuild and other updates
Posted 9 years agoAs soon as I sell my Condo I am going to start the process of rebuilding Fox Killer and 2 other suits. When each suit is completed then the old suit will be retired. Once I retire a suit whoever claims the suit first gets to keep it if they are willing to fix it up and give it new life. Also that suit will need a new identity because Fox Killer is not getting retired. Just being rebuilt again. I'll post an announcement when the old suit will be retired and it will include the wings as well.
Also I am very close to selling my Condo. Just need to have a contractor come in and fill in some cracks and fix a couple other things then it will be listed for sale.

Furry tarot deck. Need volunteers. Free art!
Posted 12 years agoI am looking for volunteers who would like their character to be drawn onto a furry Tarot card. If you want to be on a tarot card post a full reference and let me know which card you want to be on. This will be done on a first come, first served basis. I have time to actually work on this and I will be painting them in watercolors too. Basically all volunteers will get free art. Prints will be made available later.
I will be drawing the Cups for a larger tarot deck.
