Honestly, I would rather someone create a restaurant franchise IRL from FNAF before a movie. Not that if someone really good comes along and make a good movie would be a bad thing, I just believe it's best served in it's game media or maybe a real life (no actually violence) experience.
Personally, I think it needs to just stay as those three games, for the more or less the same reason that Bill Watterson insisted that there be no animated cartoons or merch of Calvin and Hobbes apart from the book collections (though I do wish he had sold large prints of certain sunday pages, those are gorgeous); everyone has their own idea as to what these characters are like, and what the location itself would be like, and doing a movie or real location would ruin that.
A point there. Many things can be ruined if pushed outside of its normal media. The only reason why I would think a real location would work over a movie in theory would be for the first person experience in relation to the game. Other than that, the game is unique in itself and it can't be replicated easily.
