
OK, here's the photo I promised of the collapsed ceiling. It's cleaned up now, but damn, that wasn't nice to wake up to. I could almost hear Murphy laughing.

Step five is replace the ruined insulation and drywall, which should be covered as well - but since I'm a DIY home repair kinda guy, I picture a day or two spent with a competent helper and appropriate tools. I hope you don't have to do that yourself.

I never had the ceiling come in like that, but at one apartment I lived in, we had a particularly heavy storm that resulted in a stream of water the diameter of my thumb pouring out of the ceiling in the middle of my living room. Because I was on the second floor, it didn't do more than soak the living room rug and halfway up the hall before it fell through to the first-floor apartment, where it filled up the apartment until it overflowed the track on a sliding glass door and ran out.
