I have a series of images that I'm going to call Urban Exploration 'UE' fodder.
These are buildings that have been vacant as little as 4 months to as high as 9 years.
Slightly trashed apartment, this is the better of the two again. I didn't look at the envelope to see what was in it, but had an outward appearance of a 'bill'. I didn't check to see if the water was still on, but the power was indeed off.

Well, you have to have an eye out for them and be careful not to be conspicuous. And yes, you can get in trouble, I've been chased off more than a few times over the years, but nothing that ever resulted in a 'charge'.
I've not done any UE for years but this apartment presented what looked to be a fairly safe 'explore'. No homeless inside, no graffiti and largely unmessed with. I'm guessing this apartment has been unoccupied for less than 3 months and most of the trashing was actually from the people who were actually legally living there before they left..

It can really vary. I had one cop really give me a hard time, oh, a decade plus ago. Basically he told me that he had all my info, if he ever catches me there again "it'll be pretty unpleasant". Other cops have been pretty cool, saying, don't get hurt and don't steal/trash anything. I am overly cautious and I know I miss out on some really good stuff. There are a large number of UE types that are near fearless and I just can't operate that way. I actually have more fear of transients though. The ones who have drug habits can be unpredictable.
