That moment.... where you realize you need to rethink your choice in real estate.... and maybe contact insurance... and tell them you'll probably miss paying your monthly premium due to sudden catastrophic death, but if not that you'll want an appraisal of damages within the week. OH and certainly rethink taking those cookies to your next door neighbor, maybe if you had done that in the first place he wouldn't have come looking for the cookies instead.
