its that time again onemy roommate*one i did not bring in the house and last one inthe house i didnt bring in too* is court ordered to leave tomorrow the 8th...... sooooo
on the 10th
i will have a room for rent
not the biggest room but its not a bad size for the price, there are two other roommates they are a couple*lesibains* there coll with furries too....

what you get
downtown old town topeka area most homes are 80+ years plus around here neighbors are elderly nice and cant hear a thing :P, we live in a 3 story house, the 1st floor is the house owner/my landlord your agreement is threw me not her *which means i am responsible for you ect ect any damage you do i am liable ect,
anyways. we get second third and storage in basement along with washer and dryer you supply your own soap, the landlord is completely section off we will hardly see her at all, and she doesnt hear to well so most nights if the music is loud she cant tell its one rofl
your room would be located on the 2nd story the first door at the top stairs the room is yellow and black for now but likely to get paint idk what to, got a odd closet.... wecall it the blunt cave*420 reference*
i would do my best to help with any furniture that i can and am a humble host, you and the other roommates share the kitchen fridge but they dint steal and are nice and like to share often and cook for everybody there really friendly, bathroom is share by you me and the roommates, shower shitter and sink plain and simple 3rd story is a loft that i converted to a master bedroom/ hang out lounge.... its my bedroom but about 24/7 if my light is on i have an open door policy just knock though to be polite
andi always have movies and i have arcades and games and dont mind the company *also i do like like to smoke alone *420 reference*
alright now for the gritty
RENT 200
dues 1st every month and there is a 25$ late fee if 5+days late***i am really cool about this so long as you talk to me and are good with your word and say youg et paid the 15th and you will have money then cool soo long as you pay on the 15th we're good type deal or least try you know i like communication i am willing to help out if i can *that being said i refuse to give any free rides iw ill help you out but i have bills to and renting the room pays them bills type deal
you can only get 1 late fee for every 30 days but pretty much its like a 30 day notice, 30 days you dont pay you have to leave, plus the 25$ late fee after the 5th*unless arrangements with me are made ect*
power/gas/water/trash
*they are included in the 200$*
internet/cable
at time another tenant would like to get internet or cable the bill would soley be on whom wants that service *note i would gladly split the cost of service and share*
parking
we have street side out front and alley in the back, sadly the alley in back has two cars in it i am fixings up to sell, and my garage is full so i cant put them in there either, but parkign is plentiful out front on the road i have two my cars out front right now no worries*i have the front and rear on camera surveillance fyi* i lived in a bad part of town once and old habbits die hard*
pets?
caged animals are ok they can be let out but you clean up after them, currently i have a fewrret and a 55 gal fishie tank my roommate have a pet snake
all i ask to keep things flowing good
have a source of income a job or other wise *reliable one* if you have money now and want to move but once you run out your sol and stuck i will pass if you have a job or work at home and commissions are slow or your behind.. whatever jsut let me know when or what like i said i am willing to work with a person~~roommate who is leaving in 48 hours is no currently 47 days late on rent i am done enough is enough with her, that noted you can see i worked a while before i had to kick them out i try to be fair as possible
if you are reviving some kind of money benefits thats your prerogative as long as the rent is paid, there isnt too much on rules
