was up until about 3:45 this morning. my husband condensed it well:

"Welp, a heating pipe in the second floor started leaking yesterday, resulting in water coming through the ceiling onto our bed. We discovered it around 4pm yesterday. We lost boiler pressure and heat as a result. We had a plumber here until nearly 3am to get heat back. Unfortunately we couldn't do anything about the leak so we had to cut off the upstairs zone from heat circulation to be able to build back pressure. So now the pipes upstairs are all frozen. But at least we have heat back downstairs and in the basement. Today, I'm gonna start ripping down the ceiling in our bedroom to assess the water damage and locate the leaks source."

so uh yeah, that's hundreds of dollars in water damage and the ceiling is soft so we have to take at least some of it down to get it to dry out.
thankfully my buddy from high school richard is hvac/master plumber and was able to come down and help us, and i'm paying him back in graphic design for his company.
but, i'm going to definitely need some extra muns to help jake out with the repairs
