An update - Modular homes is out

Finally found some estimates for costs. and... well, Even though modular homes is the cheapest possible option, minimum monthly payments is roughly over $1200+ and thats not including unknown factors.
Also the $12,000 cannot be used for down payments as, legally, you cannot borrow money to pay down payments. So Im back to square one. I guess I can use it to consolidate some of my debts and buffer myself some.

Also, when it comes to the debt thing, if the loan has a lower interest rate then that's going to help. If it doesn't, it may be better to just use the loan money to pay back the loan. I don't know what rates you were offered, but you'd normally want to consolidate with the lowest interest if that's an option. At least make sure you won't increase the average interest.
